Oasis of luxury and comfort in Vracar - Energoprojekt to start building EUR 6 million residential and business complex on April 4th

In the vicinity of the Crveni Krst (Red Cross) neighborhood, in one of the oldest parts of urban Belgrade, in Cara Nikolaja II Street, Energoprojekt will start the construction of a residential and business complex on April 4th, eKapija learned from people at that Belgrade-based company.

- Our new facility represents an architectural oasis that will offer its tenants a perfect harmony of luxury, comfortable and practical city life in one of the most attractive locations in Belgrade. We commenced works 6 November 2012, upon receiving a permit to carry out preparation works, whereas the very construction of this residential and business complex is to kick off 4 April 2013 – Radmila Bucalovic of Energoprojekt-Visokogradnja told eKapija.

The complex in Vracar, spanning 5,300 square meters, will comprise 27 apartments of various structures ranging in size between 43 and 129 square meters, eight business suites of a size of between 31 and 129 square meters, and five outlets on the ground floor, with their size ranging between 30 and 120 square meters.

- The ground floor and the first floor of this building will accommodate offices and business suites, whereas other above-ground floors will feature apartments only. A special comfort for tenants will be ensured with the construction of two underground garages that will be accessible from Jirecekova Street. There will be two entrances to the residential zone of the building on Cara Nikolaja II Street. An additional impression of safety and intimacy is created by putting several apartments on each floor - two or three apartments on every level between the second floor and the attic - our interlocutor explained and added that all apartments, except for one-bedroom ones, would feature windows on two sides of the building.

People living in attic apartments will have access to a big balcony that should accommodate a roof garden with decorative greenery.

The future building will offer a total of 41 parking places, with 16 of them located on the first underground level and 25 on the second level below the ground, including two parking places for people with a disability.

- The facade and the finishing vocational work will be done using high-quality materials, in line with the location, category of housing and the good building practice of Energoprojekt. Street facades and entrances will be made of stone in colors of discrete tones with strong color accents, which gives an impression of quality, security and good design solution already at first sight. Finishing work in apartments and business suites will be done using select quality and long-lasting materials that should provide tenants with an additional comfort and make their homes warmer - oak parquet flooring, granite ceramics, security doors, etc. - Bucalovic explained.

As people at Energoprojekt told us, EUR 6 million will be invested in the residential and business building in Vracar.

Project designs are done by the Energoprojekt Urbanizam i Arhitektura company. The building will be constructed in compliance with the Regulations on Energy Efficiency of Buildings in order for the facility to get a "green passport".

- We will carry out construction works using our own resources, while only necessary specialist works will be done in cooperation with certified and renowned companies – said people at Energoprojekt.

In the end, what may be of the utmost interest to prospective tenants is the price of these apartments that ranges from 2,000 to 2,350 euros per square meter. As people at Energoprojekt announced, people will be able to move into this building as of 1 June 2014.
