RETROSPECTIVE 2010 - Investments in SPORTS that drew greatest attention of eKapija's users in 2010

eKapija's investment team has recently done an analysis and formed the rank list of investments and investment ideas that drew the greatest attention of eKapija's users in 2010. The results are very interesting, with plenty of surprises, so that we've decided to share this information with you.

Projects are classified into 12 categories and we are this time presenting the most interesting investments in the category of SPORTS.

And while the fans of Crvena Zvezda (Red Star) Sports Club hope that a Portuguese-British consortium will have the Star City built in the capital city of Serbia, it is most likely that the citizens of Leskovac will before that obtain a magnificent sports and tourist complex thanks to Arab investors who plan to make it possible for their athletes to train in the location of Pasha's Fountain. This project, a blend of exotics, luxury and tradition, drew the greatest attention of our readers in 2010.

The users of eKapija were also interested in where they would be able to go swimming in Serbia. Valjevo and Kragujevac will get their first indoor swimming pools, while the citizens and guests of Novi Sad, Stara Pazova and Smederevo will be able to engage in swimming pool sports as of this summer.

Concerning the fact that facilities intended solely for sports are not cost-effective, investors have correctly recognized the need for multifunctional projects. That is why construction of a sports and recreation center and hippodrome in the location of former Tamnava-Istocno Polje strip mine at Kolubara Mining Basin in Lazarevac, construction of a sports hall with accompanying contents in Valjevo, reconstruction of 24. septembar stadium and construction of additional facilities in Uzice are in the pipeline.

The number of lovers of tennis, the new brand of Serbia, is growing so that our list includes two tennis projects – the Tennis Association of Serbia has announced that construction of the National Tennis Center in New Belgrade should commence in mid-2011, while the family of Novak Djokovic plans to have a tennis complex built in New Belgrade (or Dorcol).

"The world's fastest circus" is not coming to Serbia after all, although it was announced that an F1 race track would be built in Stara Pazova.

The first-ranked project is a tourist-sports complex that the Arab company Emirates Power Contracting & General Maintenance plans to build in the location of the famous picnic grounds in Leskovac - Pasha's Fountain, over the next two years. As people from the municipality of Leskovac told us, that is the first investment in Serbia from that part of the world, while rich contents will be enjoyed by foreign athletes and tourists, as well as the citizens of Leskovac. An exclusive hotel, sports facilities and fields, an eco-park, an artificial lake, a ZOO and a horse farm are only some of the contents of the future magnificent complex on 86 ha, in which about 10 million euros will be invested. This hotel-sports-recreation center, which will be designed and built by Energosistem Coguric, will be able to receive up to 1,000 visitors a day.

The second-ranked investment is a new stadium of Crvena Zvezda and the Star City. It has been announced that the Portuguese-British consortium Sonae Sierra is willing to invest 250 million euros in construction of Crvena Zvezda's new stadium and neighboring business-residential buildings. The value of the Star City is about 500 million euros and if this project is implemented, it will be one of the biggest foreign investments in Serbia. In that case, Crvena Zvezda will have the fourth most expensive stadium in Europe and the most modern stadium in Southeast Europe (62,000 seats, 14,000 square meters of office space, 40,000 square meters of residential space).

The estimates are that it would take about four years for the works on construction of the new stadium complex to be completed. During that time, all matches would be played at Marakana since the stands would be renovated and built one at the time.

The third-ranked investment is the National Tennis Center in New Belgrade, which should be opened in 2012, next to the Hall of Sports in New Belgrade.

On the lot of about 2.7 ha, about 13,000 square meters will be built. There will be a tennis hall with five tennis courts, premises of the Tennis Association of Serbia, between 30 and 40 beds for our best junior players, a gym, a congress center, as well as a medical ward. There should also be ten outdoor tennis courts in this location - six clay and four hard courts. The value of this tennis center is between 5 and 7 million euros, while the program solution has been designed by Energoprojekt in association with the Tennis Association of Serbia.

The fourth-ranked investment is a swimming pool complex at Spens sports center in Novi Sad, in which 15 million euros will be invested. Spens will get the first swimming pool within the future complex in 2011 when it celebrates the 30th anniversary of construction. The complex will span over 35,000 square meters and the use of new technologies and materials is expected to enable significant energy savings.

The fifth-ranked investment is the Novak&Family tennis complex, which should be situated behind the housing project Dr. Ivan Ribar in New Belgrade, on about 3.8 ha of land. The tennis complex should be built on two merged lots, spanning a total of nearly 40,000 square meters, and it should comprise a restaurant, a retail space, as well as a spa center. There should be a relax bath and Turkish bath at the spa center, as well as pedicure, manicure, hairdresser, cosmetician... This complex should be much bigger and more significant than the one built in Dorcol.

Family Sport has set aside over 11 million euros for the lot. The date of commencement of construction has not been announced yet.

The sixth-ranked investment is the first Olympic swimming pool in Smederevo, while the seventh-ranked project is construction of 7 small and big swimming pools on an area between Nova Pazova and Stara Pazova.

The eighth-ranked investment is a sports-recreation center and hippodrome, which are planned to be built in the location of former Tamnava-Istocno Polje strip mine. The future complex, spanning 250 ha, will comprise the existing lake, a shooting range, two football fields, a hippodrome and a motodrome.

The ninth-ranked investment is the construction of a race track for Formula 1. It is most likely that Belgrade will get a modern car race track 5 to 6 kilometers long by the end of the year, but it will not be used for F1 races. However, it is not impossible that Belgrade will obtain a race track for the "world's fastest circus" in the foreseeable future.

The tenth on our list is the story about reconstruction of Uzice-based 24. septembar stadium. The stadium complex will comprise a restaurant, a gym, an athletic club, as well as a big parking lot between the stadium and the main route to Zlatibor mountain.

The attention of readers was also drawn by investments in an indoor swimming pool in Kragujevac, a training hall for BC Partizan, as well as construction of a sports hall in Valjevo and Water Polo Center in Petnica.
