Second Quarter in Real Estate Market – Most Real Estate Bought in Novi Sad, Most Expensive Square Meter in Savski Venac

The total amount of money in the real estate market in the Republic of Serbia in the second quarter of 2022 was EUR 2 billion, which is an increase of 27.5% compared to the same quarter of 2021, says the most recent report of the Republic Geodetic Authority (RGA).

The biggest number of signed sales and purchase agreements in the second quarter of 2022 submitted by public notaries are in the area of the Basic Court in Novi Sad – 3,817, worth around EUR 265 million.

In the second quarter of 2022, the biggest share in the total monetary funds in the real estate transactions in the Republic of Serbia pertains to the sale of apartments, worth EUR 1.09 billion, of which, in Belgrade, EUR 712 million was set aside for apartments. The share of apartments in the total amount of money in the market in the second quarter of 2022 was 55.5%, which is almost the same as in the second quarter of 2021.

For residential facilities (houses, vacation houses and residential buildings), EUR 183.9 million (9%) was set aside, for building land, it was EUR 172.5 million (9%), for office spaces, it was EUR 105.8 million (5%), for agricultural land, it was EUR 53.2 million (3%) and so on.

The apartment for which the most money was set aside in the second quarter of 2022 is a newly built apartment, and the price was EUR 1,387,888. The floor area is 163 m2 and it is located in Belgrade Waterfront.

The highest price per square meter in an apartment in Serbia in the second quarter of 2022 was sold in the Belgrade Waterfront location, in the municipality of Savski Venac, and it cost EUR 9,545 per square meter. It has an area of 97 m2 and is a newly built apartment.

The most expensive house was sold in Savski Venac for EUR 2,900,000.

The most expensive square meter of an office space was sold in the Belgrade municipality of Stari Grad for EUR 12,240, with an area of 29 m2, and the highest contract price of an office space, EUR 10,200,000, was achieved in Palilula, with an area of 3,183 m2.

The most expensive garage space, at the price of EUR 42,000, was sold on Kopaonik.
