Another fenced-off settlement, which eKapija recently wrote about, is being raised in Serbia. The construction of the luxury settlement Popovica Lux is currently in progress on the slopes of Fruska Gora, in Sremska Kamenica.

The investor is Erker Plus doo from Novi Sad, which has been building a settlement made of 16 individual houses on the same parcel since November 2020.

As the company’s director, Stevan Pejic, said for eKapija, the plan is for the first eight houses to be completed by March.

– Each house will have three levels on an area of 183 m2, its own entrance, several parking spaces and a yard of around 200 m2. Establishing green areas cannot be done during the winter, so that will have to wait until the spring, and after the completion of the first part of the complex, we will start building the remaining eight houses – Pejic says.

He adds that the settlement will be fenced off and have a barrier and video-surveillance, as will each individual house, as well as an anti-burglary system and the full smart home concept with floor heating and a multisplit cooling system.

It’s interesting that the houses will have flat roofs with installed hot tubs.

– This is a whole new and different concept of building a residential settlement in Novi Sad, a concept of individual houses in one place, modeled after the German residential culture, with a view to the entire Novi Sad, all the bridges, the Danube and the Petrovaradin Fortress – Pejic says for our portal and points out that the interest of purchasers in the project designed by the Novi Sad-based architectural studio mArhi, is already big.

He also says that this is the first project of its type for Erker Plus, but that the plan is to continue building such settlements in the same location.
