Business complex Sirius Offices worth EUR 40 million opens in New Belgrade – Additional 12,500 m2 to be built in second phase

Erste Group officially opened the business complex Sirius Offices in Belgrade on Friday, June 30. The complex is ready for its first users. After the symbolic tick of the clock on July 3, the first renter – Erste Bank a.d. Novi Sad, will move into the building, which will become its main business center in Belgrade. The concern Strabag d.o.o. Belgrade has become the second biggest renter of office space in the complex, by renting 4,000 square meters, Erste Group reported.

The complex takes up 18,500 gross square meters of office space. Aside from offices, Sirius will encompass a restaurant, a shop and 230 parking spaces, and the first phase of the investment amounts to EUR 40 million.

The Sirius Offices complex is located in the business part of New Belgrade, on the corner of the Milutina Milankovica Boulevard and the Antifasisticke Borbe Street, featuring excellent infrastructural connection with other parts of the city. As stated, it will be certified in line with the BREEAM standards, adhering to strict requirements of energy efficiency and guaranteeing minimal expenditure of heating and cooling energy, as well as the usage of renewable and recycled materials. The construction concern Strabag was in charge of the high quality of the Sirius Offices complex.

– Our business strategy entails support to fast-developing cities of central and eastern Europe, one of which is Belgrade, where Erste Bank also operates. So far, Erste Group has financed various projects in Serbia, such as office and residential complexes, as well as retail parks. Sirius Offices, with 18,500 m2 of surface and 230 parking spaces, is the latest in line and we are certain that this project will provide the highest degree of comfort, energy efficiency and advantages to its users and visitors. The project’s attractiveness has already been proven by the fact that two thirds of the space was leased prior to the opening – said Richard Wilkinson, Head of Commercial Real Estate at Erste Group Bank AG.

Slavko Caric, Chairman of Erste Bank Executive Board, pointed out that the interior of Sirius Offices had been designed in line with the modern approach to banking, which changes fast, adapting to clients’ and employees’ needs.

The branch will feature, among other things, a drive-in ATM and a self-service zone, which will be available 24 hours a day. Another novel feature is the option for legal persons to pay money to their companies’ accounts through an ATM. All this will provide clients with a quicker use of standard services and more time for consulting with the bank’s employees.

The second phase of the project entails the construction of 12,500 gross square meters and additional 160 parking spaces.
