(AG Real Estate) Greek Bluehouse Capital in Block 26 in New Belgrade finances construction of 32,000 square meters, contractor - Energoprojekt Holding



Rapid pace of construction works has lately become visible at the „right“corner of Block 26, at the corner of Boulevard Mihajlo Pupin and Spanskih Boraca Street. Very soon, a business building class A with its fifty of so square meters will be raised and equipped there. Modern exterior and the expected interior flexibility will contribute to making this part of New Belgrade a new business core of the neighboring area.

Construction works are performed in a rush in Block 26, section I at the corner of Mihajla Pupina Boulevard and Spanskih Boraca Street. Works are being in progress on the building which will offer both office space class “A” and the following commercial space to the Belgrade market of business space. This kind of conceived space is followed by toilet blocks and kitchenettes, vertical and horizontal communication, technical premises and an underground garage on 2 levels. This will enable complete comfort of all employees, visitors and users of these business facilities. Constructing a building of 49702m2 gross buildable area by a Serbian Civil Engineering Company Energoprojekt Holding, the Greek investor Bluehouse Capital will offer to the market modern and high quality office space with more than 32000 m2 for rent.


It is interesting that this building is consisted of two building parts. These are part A and B, with triangular unequal layouts and this concept represents modern engineering attempts present in Belgrade. It is common to create a kind of a square or piazza between the buildings, which is also the case here. They give a high quality step towards an attempt to humanize working environment as much as possible.

On two levels of the underground garage, there will be 345 available parking places and 65 more on a plateau in front of the object. Each of the building parts (A and B) has a ground floor, 6 floors and an attic. The structure is reinforced concrete and on the finishing levels, steel structure with high quality paintings to prevent corrosion and enable fire protection is combined. All floors will have open space to offer complete flexibility to each renter. Installation will be done centrally so as to charging with all fluids is made possible for each kind of partition and space circling. This also includes set criteria for furnishing in order to make this building class A. Different story heights in the object combined with suspended ceilings or double floors offer complete flexibility in the final phase of laying all types of installation.

Characteristics of building raster and structure

Systemic heights on the object levels are different. Story height of a garage on -1 level is h=3.25m and story height of -2 level is h=3.15m. On the ground floor, the designed height is 5.4 m as it is common among all modern spaces with high volume capacities. Two automatic revolving doors will be installed at the entrance of the ground floor. Then, there are equal story heights of 3.8 m on all 6 floors. Story height of the attic is 4.3 m. The Structure is placed on the main raster from 6.0m x 6.30m up to 6.0m x 7.20m. The vertical structural elements are consisted of RC columns and RC wall grouped into lift and staircase shafts. The horisontal structure is managed as RC flat slabs directly supported by columns. Foundations are done by piles whereas pile caps are stiffened by floor slab of the underground level. In specific case, in zones of smaller vertical load, foundation is done in a combination of deep foundation and foundation slab. Complete RC structure is done by concrete cast in situ.

Regarding steel construction, it is partially hot-dip galvanized and partially painted, according to the Technical specifications and workshop drawings. If necessary for reasons of fire protection, visible steel parts shall be covered with fire resistant coating according to local Serbian regulations that apply. “Patio” roof construction is a space steel truss construction – (“Mero” type or similar). The roof is completely glazed with thermally insulated glass panels (30mm thick) in anodized aluminum construction



Facade characteristics

Modern architecture dictates some innovations regarding the designing and constructing facades. The casings and the windows themselves will be made of anodized aluminum profiles, with thermal breaks. Open able windows will be fitted in the casings and fitted with solar reflective insulating glazing in a neutral color. At non-transparent parts outside parapets, lintels and columns, the façade fixed to the supporting structure shall have a heat insulation of at least 10 cm rock wool, u-value conforming to the standards to apply. All parts secured with non-corrosive fixing material. The facade including windows has a heat transition coefficient of no more than u=1.40 W/m²K and an airborne sound insulation index of min. R’w = 37 dB.

Generally, glass curtain walls with fix glazing will be installed. Only a limited number of windows can be opened (approx. 25% of glass facade). For security reasons all window elements to open at the ground floor may be only bottom hung (not side hung).


The arrangement of the vertical façade posts has to allow plasterboard partition walls (d = 10 cm) or mobile separation walls to be connected to the façade in each useful module (approx. 1.20 m); height of parapet is approx. 100 cm above concrete floor slab. Window sills, lintels and reveals are constructed in powder-coated aluminum sections connected to the window frames. The glazing comprises insulated double-glazing made of heat-protection glass. For constructing the façade of the subject-building, the façade system of a respected world manufacturer in this field SCHUCO is selected.
