Construction of residential and business facilities planned in Cara Dusana Street in Dorcol – New buildings in Belgrade's center

To the end of improving the quality of life and the visual identity of Dorcol through the reconstruction of existing structures and building new ones, it's been decided that a Detailed Regulation Plan should be prepared for a part of the block bordered by Tadeusa Koscuska St, Cara Dusana St, Rige od Fere St, and Strahinjica Bana St.

The plan is to reorganize and enhance the areas and yards in the block – to expand green spaces, remove inappropriate structures, organize areas for leisure, socializing and children's activities.

The enhancement of the neighborhood's character, visual identity and ambiance is also planned through the introduction of new content and the planned interventions on existing structures and the construction of new ones.

The initiative for the preparation of the Plan was started by Petrohem d.o.o. from Belgrade with the goal of creating a foundation for defining public interest, creating planning possibilities and securing the capacities of technical infrastructures for the planned construction and the extension of existing structures.

The area encompassed by the Detailed Regulation Plan amounts to around 1.21 ha.

Mixed-use developments make up most of the plan and entail the construction of commercial, business and residential facilities with commercial premises on ground floors.

– It is desirable to plan the transformation of ground floors, basements and possibly other floors into business and public premises. The new construction on individual parcels entails building both business and residential structures, with a necessity of having commercial premises on ground floors. The maximum possible number of floors in new structures is being proposed – ground floor, six floors and a loft. The extension and the reconstruction of existing structures should be planned in accordance with the structures' statics properties and possibilities of providing the parking space – the Plan states.

The early public review of the Detailed Regulation Plan for a section of the block bordered by Tadeusa Koscuska St, Cara Dusana St, Rige od Fere St, and Strahinjica Bana St. will take place at the City Administration from July 25 till August 8.
