A Step Closer to Lastavice Complex in New Belgrade – Czech Company UDI Gets Permits for Construction of Modern Residential-Office Complex (PHOTO)
The Lastavice complex is located in the New Belgrade Block 58 and consists of two facilities on two building parcels, designed in the L-shape, as independent units. The complex will be built in two phases. The construction of the first phase begins in the first quarter of 2022. The completion of the works on the second phase of the complex is expected in the first half of 2025.
Each facility within the complex consists of three underground levels with garages and storage rooms, a ground floor with outlets, nine floors with type apartments and a loft with penthouses.
The type apartments in the east wing range from 31 m2 to 83 m2, whereas those in the west wing range from 39 m2 to 106 m2. The structures are one to three and a half rooms. Floor height is a minimum of 2.70 m, and low parapets of 75 cm provide plenty of light.
The lofts feature elegant penthouse apartments. Their areas range from 56 m2 to 140 m2 in the east wing and from 41 m2 to 178 m2 in the west wing. These apartments have a floor height of 3 m, façade openings without parapets and large balconies with a functional lodge-type seating part.
The central water heating system and central gas-based heating per consumption are additional benefits for the future tenants. Air-conditioning (heating and cooling) is done through split systems, exterior and interior air-conditioning devices in each room.
The guard service will entail 24/7 video surveillance and passive surveillance of the control-information system. It will be active in agreement with the tenants.
The functional modern architecture, which is expressed through the pronounced horizontal features of the façade, making the project fit into the old core of New Belgrade, is the result of a collaboration between the Czech Hlaváček & Partner Studio and the renowned local architectural studio ZAP.
The teams of professionals worked with dedication in all phases of the project development, taking care of each detail. The result are well organized and lit apartments and business apartments of various structures, spacious underground garages on three levels and outlets suitable for various kinds of business operations.
