Not far from Kosutnjak, along Kneza Viseslava Street, is the location of Vrtovi Ceraka, a new project of the company Finvest with its partners.

This is a closed-type residential-office complex, with a controlled access, the first of its kind in this part of the city. The security that it will provide to its tenants, but also the attractive architectural and landscaping development of the complex, have caused a lot of interest and demand among purchasers.

Vrtovi Ceraka, thanks to its architectural and urban planning design, creates a balance between the tempo of the modern life and being in touch with nature, which everyone is missing. In a modern way, it will expand the spirit of the nearby neighborhood Cerak-Vinogradi, the first Belgrade residential complex and one of the only three in Europe that has been pronounced a cultural good.

Looking to find the best solution and to put the architectural form in the service of housing quality, Finvest decided to open a contest inviting architectural-urban planning designs for its project in Cerak. The authorial team which won the contest consists of the architects Milan Vujovic and Aleksandar Savikin.

– We chose a concept that clearly originates in the tradition of the modernist residential architecture of Belgrade, and the idea was for the focus to be directed along the long and horizontal lines of the facility toward the elements of the landscape in which the Vrtovi Ceraka project exists spatially – says Vujovic.

– With its monolithic quality, content, aesthetics and a simple form, exterior design and architectural features, Vrtovi Ceraka will become a new orientation point in this part of Belgrade – Savikin points out.

Natural background for a perfect life

Vrtovi Ceraka is located at an altitude of 200 meters, which is 100-125 meters higher compared to the city core and New Belgrade, which undoubtedly guarantees better airing and a higher quality of air. The close proximity of Kosutnjak, sports and recreation centers, with sports features in the complex itself, such as an outdoor gym and a fitness center, are a true support to an active lifestyle. Security measures, such as card access to the facility, video surveillance and planned physical security, provide additional comfort.

– We are being contacted with increasing frequency by purchasers from highly populated parts of the city who want to change their location. The position of Vrtovi Ceraka gives them a home outside the commotion of the city, but still very well connected with all important features – says Tatjana Brkovic, the sales director at Finvest. – The proximity of Patrijarha Pavla Blvd, which will become the most modern city traffic route following the reconstruction, will enable a quick passage to the Ada Bridge and the Internal Main Ring Road, which means that reaching New Belgrade or the city center will not be a problem. Also, the location of Vrtovi Ceraka enables an easy access to the network of the most important highways in the country, considering that the bypass route around Belgrade is only five minutes away from the complex.



The tenants will be able to carry out their numerous everyday obligations within the complex itself, considering that the business part of Vrtovi Ceraka is positioned on the ground floor of the facility. The complex has 30 outlets of various areas, with a special external access, suitable for a wide range of activities.

– The construction will take part through four phases, and the beginning of the works on the first phase of the complex is planned for this autumn. High-quality materials and equipment that our purchasers in the projects so far are very satisfied with, will be used in the construction of the complex. As we have done so far, special focus is placed on sound insulation and the thermal barrier – explains Slobodan Jovanovic, the technical director of Finvest.



Home surrounded with greenery

Vrtovi Ceraka fully justifies its name (The Gardens of Cerak), considering that the complex features 6,000 m2 of green areas and landscaped areas. The very form of the complex has enabled the forming of three yards, two of which are meant for the tenants alone and within which are children’s playgrounds, an outdoor gym and spaces for enjoying the nature.

– A green belt is formed around the whole complex, and the calming greenery invites the tenants and their visitors to socialize through play, recreation and relaxation – says Tijana Radovanovic, the author of the landscaping project.


Vrtovi Ceraka is a “green nest” in an urban environment of this especially healthy part of Belgrade. Each plant species within the complex is carefully selected, so Vrtovi Ceraka features only those that don’t cause allergies. The selection consists of fragrant evergreen trees, temperate deciduous trees, which give new colors to each season, and all this is complemented by decorative shrubbery and grass, providing the space with freshness.

– The principles of landscaping in Vrtovi Ceraka are based on the tenants’ feeling of safety, the aesthetic quality and the protection from winds, city noise and dust – says the landscape architect Tijana Radovanovic.

Greenery also enriches the roof balconies, which provide a fantastic corner for enjoying the sunsets and the views to Avala, Sumadija, Kosutnjak and the panorama that reaches Fruska Gora.
