CBRE Exclusive Lease Representative for Office Wing of New Chinese Cultural Center

The construction of the new Chinese Cultural Center was conceived as a platform for the deepening cultural and economic cooperation between the two nations. The Square of Serbian-Chinese Friendship features a multifunctional complex split into the following thematic units: the Chinese Cultural Center, a restaurant, a hotel and office space.

The author of this unique architectural design is "TF International", "Quanfu (Shanghai) Architectural". This imposing construction, the first of its kind in the Balkans, and one of the largest in Europe, is located in one of the most attractive locations in New Belgrade, in block 11a, overlooking the Danube River.

The part of the building where the Chinese Cultural Center is located will be managed by the Ministry of Culture and Tourism of the People's Republic of China. The center consists of a reception hall, a multi-purpose hall, a reading room, a gallery and a number of rooms intended for educational and exhibition contents. The cultural center of 3,700 m2 is organized within the ground floor and first floor, which will be available to the general public, and its capacity is about 200 visitors.

Exclusive mandate for the office space, within the Chinese Cultural Center, was won by CBRE South Eastern Europe. The business wing of this complex offers premium office space, with a total area of 5,500 m2, spread over three floors. These so-called “Core & Shell”, open-type offices, provide maximum space flexibility.


For an attractive façade, the authors of this architecturally unique project used the Chinese landscape shown in the traditional ink painting technique as inspiration. Around the entire building, there is a double facade, where the inner facade is designed as a glazed wall-curtain, while the outer facade is made of panels, which are made of extremely high performance concrete, reinforced with fibers. The arrangement of openings of different sizes on the surface of the facade gave a traditional view of the Chinese landscape. Facade depictions of the landscape are based on the works of the famous Chinese artist Mi Youren (1074-1153) who lived in the period of the Chinese Song dynasty.
