Bor Preparing for Construction Boom – Plans Include New Residential and Office Spaces, Parking Lots, Business Zone, Waste Water Treatment Facility, Startup Center, Shopping Mall, Dog Asylum…
According to the study prepared by a consortium led by Plan Urban d.o.o. from Niska Banja, the aim of these amendments is to create a new planning basis in line with the city’s construction development needs.
The plan covers a total of 24 locations where urban planning interventions are envisaged, among which are plans for the construction of residential and office facilities, parking spaces, a shopping mall, a startup innovative center, a waste water treatment facility etc.
The plan is for a part of the space which is currently occupied by a green market with a parking lot and an access route in Majdanpecka Street to be turned into a parking lot, and the repurposing of one traffic route in the area into a parking lot is also planned.
When it comes to the city park, the proposition is for a part of its area to be adjoined to the existing parking lot, increasing the capacity of the parking lot used by the city administration, whereas, on the northern side of the existing parking lot for the public services, a space is envisaged for the construction of collective housing facilities with street furniture in the park area, a playground for children etc.
On the other hand, there is a possibility of having the location in a section of cadaster parcels 2202 and 4659/1 being turned into a city park with adequate features and street furniture.
Furthermore, the space meant for the construction of a commercial-office block in Bor is to retain its purpose, but without the obligation of the preparation of an urban project for the construction.
In the zone of the strict city center, the existing business facilities will be allowed to be extended, and the construction of new facilities will also be enabled. In the residential block between Mose Pijade and 3. oktobar streets, it will be possible to reconstruct and extend the existing residential facilities and turn them into collective housing buildings, with the possibility of forming commercial features on the ground floors.
It is also proposed for a part of the space east of the bus station to be designated for business and services and for a part of the traffic route in the block to be removed.
In the location of the Sports and Recreation Center, a part of the sports field in the eastern section of the location is to be repurposed for the construction of a shopping mall with accompanying features, such as a parking lot, urban furniture etc, and there’s also a plan to build a waste water treatment facility outside the construction area of the Bor location, on forest grounds.
A part of the space located along the state road, on agricultural and forest grounds, is meant for the establishment of a business zone meant for operations and services, whereas parts of the Mixed Business Zone location along the Bor-Zagradje state road are meant for the Startup Innovative Center and the construction of a dog asylum.
