New Industrial Zone Srcanik to be Established in Gornji Milanovac – More Than 250,000 m2 Next to the New Highway Available to Investors

The plan is to build another industrial zone, called Srcanik, in Gornji Milanovac, in the location from Milanovac to Takovo. The municipality has announced an early public review of the material for the preparation of amendments to the detail regulation plan for the new business zone in Klaticevo.

As said, the space designated for the new business zone is agricultural and fully undeveloped. The development of a business zone in this area is supported by good traffic connections, its current lack of development, the proximity of a water area and the contact with the green forest belt, which contributes to a favorable organization of business operations and the protection of environment from potential negative impact.

The position of the new business zone in contact with the road connecting Gornji Milanovac with the future route of the highway to Takovo contributes to easy accessibility and possibility of development of business-production activities in this space.

The total area covered by the plan is 32.20 ha, including: a business-production zone, a green zone along the traffic routes, traffic areas and a zone of utility functions.

Within the business zone, which should take up 256,838.47 m2, building parcels which can be consolidated or split are defined, so that the minimum area of a construction parcel is 1,000 m2.

Within the areas with this purpose, facilities for business, commercial, service activities can be built (small and medium companies, services, workshops, storage facilities, gas stations), but also production facilities and facilities for other activities including: business buildings of small and medium enterprises, production crafts, food industry, textile industry, warehouses, goods-distribution centers, service zones etc.


On the building parcels close to the state road, which are smaller than the parcels behind them, activities can be organized which benefit from the proximity of the road, such as business, commercial and service facilities (small and medium enterprises, services, workshops, warehouses, gas stations), but also production facilities, warehouses etc, all in line with the users' needs.
