For more than half a year, the planet has been living with a new virus. According to the experts, epidemiologists and infectologists from all over the world, the pandemic will not go away overnight, and we are already living in the “new normal” that was hinted at in March and April. The world does not appear apocalyptic in the “new normal”. Life has not stopped. In Serbia, not even the businesses have stopped. True, some, like tourism and hospitality, have been greatly affected and are still dealing with the consequences. Others have seen their growth slow down and are waiting for a better time to start new projects or continue the projects they`ve already started.

Although it initially seemed that the sector of construction and real estate would be in the latter group, the statistics, but also the data of the companies and investors directly from the field show that, since the beginning of the year, after a short break, the construction sector is operating at full steam. The construction activities are greater than a year ago, and there`s an increased demand for space in the segment of residential real estate and the segment of commercial real estate. So, not even the prices dropped, and in certain fields, such as the sale and rent of houses, they even increased.

The construction sector quickly showed resilience. Already in the first “emergency” days, construction employees were issued permits to move during the curfew, and nearly all important projects continued.

Six months after the outbreak of coronavirus in Serbia, the eKapija portal has prepared a special issue – the Special Edition Newsletter “Real Estate and Construction – Future Projects for New Business Opportunities”, where we explore how the pandemic has influenced the market, how far the realization of the most important projects has progressed and what new projects are being planned.


The experience from the past period helps us gain insight into what is coming in the following months and years, but growth and development can only be achieved by looking ahead. When we first started preparing this issue in mid-February, we couldn`t even guess how pertinent the title would be in the present moment. New business opportunities are needed more than ever, and the real estate market of Serbia can certainly boast projects of the future.
