Public bidding for Marina Dorcol land on September 13, 2019 – Initial price RSD 3.8 billion

Deputy Mayor of Belgrade, Goran Vesic has announced that the Directorate for Building Land and Construction of Belgrade will publish an ad for sale of the construction land at Marina Dorcol on August 14. The deadline for submitting tender bids is September 12 and the public bidding will take place on September 13.

According to Vesic, the initial price at the public bidding will be RSD 3.8 billion which is the estimated market value of the land covering the area of 4ha, Beoinfo portal reports.

– Aside from the price reached at the public bidding, the future investor will have to pay the building land development fee will into the city budget which will be calculated for all future buildings there, Vesic pointed out.

He said that the detailed regulation plan states that the land in question is located in the commercial activity and residential zone and that aside from these structures, it would be necessary to develop public green spaces with tree lines.

– Maximum gross surface are of the buildings constructed on the location will be 76,000 m2. Technical documentation for all buildings and facilities under construction will have to be approved by the Belgrade City Assembly Planning Commission. Also, the future investor will have to abide by the rules of the relevant authorities regarding the protection of the area surrounding the cultural monument Thermal Power Plant “Power and Light", Vesic explained.

Vesic added that through the Directorate for Building Land and Construction the city will provide access to the building complex with two public motorways coming from the west side of the complex while the investor would be required to construct all utilities within the complex that would then connect to public infrastructure.


- The investor will be obliged to reconstruct the old powerhouse crane and pumping station, Vesic said

According to him, The Directorate has terminated the contract with the previous lessor of one the most expensive locations in Belgrade two years ago.

The land was given on lease in 2006 for the purpose of commercial and residential buildings construction including a sports facility, accompanying motorways as well as pedestrian and green areas. Mayor`s decision in 2016. declared the lease expired and a year later the lessor terminated the contract with the Directorate by mutual consent, so the city could prepare the location for the current public announcement of sale.

The Deputy Mayor called all investors interested to participate in the bidding and send their bids on time.
