Company “Kuće Beodom” (Beodom Houses) has started realization of the project for construction of low-energy residential buildings, and first such building has been built in Belgrade. This project, called "Amadeo", is characterized by top-quality construction, sound insulation and venting system, as well as energy efficiency and use of renewable energy.

Energy efficiency is achieved by means of excellent thermal insulation and the selection of the right building materials. Company “Kuće Beodom” uses POROTHERM and executive thermal insulation in construction, and it takes care of thermal bridges and builds in the windows with low-emission glass filled with argon.

Company “Kuće Beodom“ uses renewable energy in its buildings, that is, the energy from geothermal source, solar or wind energy. This company has also installed geothermal heating pump and thermal solar panels for preparation of sanitarian hot water in “Amadeo“. There are also other interesting solutions that utilize renewable energy, such as photo-voltage solar panels for production of electric power, "earth cooling tubes" where venting air is heated or cooled, or the use of so-called "cogeneration unit".

In addition to „Amadeo“, “Kuće Beodom“ has also started construction of “Basilio“ facility in Belgrade’s suburbs Medaković III, as well as “Amadeo II“ facility in Veliki Mokri Lug.

INNOVATION

Company “Kuće Beodom” has started realization of the project for construction of low-energy residential buildings, and the first such building has been built in Belgrade. ‘Low-energy’ means that very small amount of energy is used for heating and cooling in an apartment. That means that energy-efficient apartments are built and free renewable energy is used for the sake of additional reduction of electricity bills. As a matter of fact, 4 to 5 times less money is spent for much better comfort.

Average building in Serbia consumes over 350 kWhpe⁄m² a year (kilowatt hours of primary energy per square meter a year). Application of simple and cheap measures during construction of new building can easily cut energy consumption by 50%. Additional measures, such as use of renewable energy, can reduce consumption of primary energy even more. The aim of the first project of “Kuće Beodom” is to show how it is possible to use the solutions that are available in Serbia and reduce consumption of primary energy 4 to 5 times by building the first low-energy apartments in Serbia.

This project required selection of right solutions, establishment of business cooperation with right partners, and different thinking. Completion of the first low-energy residential building has showed how good solutions for energy saving can be used in other buildings and at what price. What is very important is the fact that this project has been implemented without any subventions or financial aid, and that it is commercially profitable.

PUBLIC USEFULNESS

Improvement of energy efficiency of residential buildings is an essential step towards sustainable development. Smaller consumption of energy for heating and cooling residential buildings reduces the use of fossil fuels, Serbia’s dependence on import of energy, and emission of gases with greenhouse effect. Also, it provides much higher comfort and significantly smaller electricity bills for tenants of the building. Reduced consumption is the best way of protection from inevitable increase in prices of energy. These low-energy buildings have the reduced long-term influence on the environment.

The company has focused on 4 main aspects:

1. Improvement of overall architectural quality of the building

· Importance of architectural design

· Integration of architectural design with low-energy goal

· Work with excellent architectural studio

· Iterative design and harmonization

2. Improvement of overall quality by means of use of better materials

· Construction of long-lasting buildings

· Use of long-lasting solutions (wall system, roof system)

3. Improvement of energy efficiency

· Better thermal insulation

· Care of thermal bridges

· Better windows and blinds

· Use of thermal inertia as natural regulator of temperature

4. Use of renewable energy

· Solar energy for sanitarian hot water

· Geothermal energy for floor heating and cooling

COMMERCIAL SUCCESS

“Amadeo” is the first low-energy residential building in Serbia. Since more and more people are looking for quality real estates, and since their main concern is the growth of prices of heating and cooling services, this project has drawn great interest in Serbia. In that way, the company and its project have achieved success in spite of economic problems that emerged at the end of the last year.

Now, more than ever before, the property sales demand that true quality and value are offered to the buyers. This project definitely stands out from the real estate offer, and the sale of unique product that can not be found anywhere else enables good positioning of the company.

The company has demonstrated that the offer of quality low-energy apartments represents win-win situation for both investors and buyers.

In addition to „Amadeo“, “Kuće Beodom“ has also started construction of “Basilio“ facility in Belgrade’s suburbs Medaković III, as well as “Amadeo II“ facility in Veliki Mokri Lug.
